FF, as an owner of a rental property, i can tell you that the appreciation does impact the "value" of the structure.

usually, the structure is assumed to be a percentage of the total price. if the price has doubled, the structure is considered to have doubled in value, too. even if it is the same structure and 40 years later.

the downside is that your gains are not adjusted for inflation - so it is a win / lose proposition.
