Hi EJ

Thanks - kinda of suspected this (doubling-up)
but it just seems to be such a huge (and tragic)
number.

regards
John

know one retired woman in Westwood Village (UCLA) who has even converted her dinning room into an apartment through the addition of a do it yourself wall

i think UCLA area is not representative of the broader market. people can do that kind of thing there because they are renting to students. back in the late 80s i briefly lived in Westwood in just such an arrangement, except instead of a wall there was just a curtain.
