I definitely think rents are going to fall this year, even here. But we have had some kind of incredible whoosh up here in N Cal these past 4 years. One of our houses went from $1700 in 2005 to $2350 in 08. They are going to fall now, sure but by how much. And of course this is highly localized.

Rents are certainly falling in the Northeast and apartment for rent signs are proliferating as fast as for sale signs.

what is the deal on that? do they have to maintain certain asking rents, because if they cut their prices to market levels their c/f will not cover their note? if so we just have to wait till they violate their covenants and the properties will be repossessed and rents reset to market levels.
