Wouldn't it be fair to say that just about everyone involved in real estate took advantage of the bubble in one way or another?

25 years. Real estate appraisals are based on fair value of the property using a multitude of factors. It can't be used to determine what a property would sell for 5, 10 or 15 years from now. If I told you how many phone calls I've received to do "drive by" or web appraisals, it would blow you away. I still get them today.
