MD,

Venice is still on the list, but not my first choice.

It is amazing what they are getting for these shacks, but of course you are buying land. I've seen a number of listings in Santa Monica and Venice with renderings, and surprise, there is a shack you get to dispose of before you build the dream home.

I owe the thread a West Side update, and I'll find time to get to this weekend. Lots and lots of new listings, and my hunch is it is NOT seasonal. It is a recognition wave to get out now before the rollbacks reach back to 2000.
