If it is backed by a real asset and said asset value is decided by supply and demand, doesn't it flow that the asset that backs that mortgage defines the value on banks' books?

I am thinking here: Instead of Johann, an European, send his dollars to pay -through a bank- for a house for John, an American, to live in, why not Johann buy that house himself and have the deed for such house?
