If this property appreciates even 10 percent over the next three years (from the $600M purchase price), these guys will get maybe a triple just in capital appreciation alone on their very small (relatively) cash buy.

That's of course is the beauty of leveraged RE investing and why so many fortunes have been made - and lost - in it. Almost anyone buying huge + leveraged at the bottom = genius. Almost anyone buying at the top = broke.
