When the rates have peaked? Not when the prices and the rates have bottomed? Rates will not pick up until prices have stabilized. And then prices will creep up too because of demand.

and with cash. that's why i'm selling my condo this summer and socking away the cash. i hope to use it to buy a new house mostly, if not totally, with cash. the market could easily dip another 50% or so before this is over - so those $800k homes may well end up selling for $300k +/-.

i'm also refi-ing my home at today's rates so i can use the cash at some future point to help buy that 2nd house - at 4.75%.
