Metacomet you touched the heart of the matter when you mentioned the costs implication on type of houses.

The Europeans build more expensive houses, thus live in much smaller areas. The American style homes are bigger but cheaper to build.

In the case of Brazil the steel frame is alreayd being introduced for commercial property since masonry takes longer to build. It is expected that will percolate to the residential market as manpower costs increase.

Entering in the Demographic Window means less and less arms and legs available for masonry work.

TJ states that the houses build a while ago, were built when manpower was available that made masonry economical to built.
I applied that to me in Curitiba. Built when the arms and legs were still cheap.
