I don't want to get too personal but what exactly do you mean by frugal? 1.2 Mil can buy you a lot of house- even in Ca. Are you sure you are looking in the right places?

LOL I realize my post does seem a tad contradictory. I'm not looking for a house, the one I've had for the past 30 years is just fine. I'm looking with my daughter, 2 kids, one on the way, stuck in an upstairs apartment. She is looking in the city of Los Angeles. She could go into the Valley (an inferno imho) and save quite a bit but her life is centered around LA. Unfortunately due to religious reasons, she needs to be within walking distance of a shul.
