If the economy bottoms this year, I expect most housing prices will be L shaped - flat for a long time.

The exceptions will be some select high end areas, near the beach, Beverly Hills, Park Avenue, etc. that might be V shaped - but with the up side of the V not getting all the way back. That is maybe 2-3% of all the areas, but you can bet the media will talk about it.

Me thinks your CON rally is over.... 1 in 9 houses in the u.s. now empty? They built 2 million new houses per year for only one million new households per year? They have milked the public dry with a debt bubble. Now, they are milking themselves dry with a bailout bubble and milking the public even more dry with higher taxes as folks lose thier jobs. Demographics are busted....peak baby boomer spending year was 2007....the market top....this is the inverse of everything you've seen since 1982? Real estate, jobs, stocks, auto sales, none of it is coming back IMO. Peak oil has hit....we're going to face zimbabwe or worse, IMO. Ask them if they care.
