i was just talking to a contractor who was giving me a bid for some work the other day, and of course the discussion eventually veered into the housing market....he told me he *just* got off of PMI (been living in his house for 5 years....guess that refi after 'increased equity' scheme didn't work out so well<g>)

his way of eliminating the PMI?

he refinanced some farm ground he owned (inheritance) and took out 'equity' (more debt) to pay down his loan to escape the pmi...
