We have a real estate disclosure law in Washington State as well. Recent Court decisions have basically gutted it and made it worthless. If you had a right to inspect and did inspect, you're pretty well stuck with any problems that should have been turned up. Only real remedy is in the case of fraudulent concealment by the seller.

I don't think any of the problems I had would be exposed by the disclosure law, but it's still a good idea.

I was warned about shoddy construction when I found out I would be moving there. During the pipeline days everybody who could swing a hammer was a contractor. Mine was one of those houses.
