It's good that you are buying FR-J and I am buying FR-K so we are not competing. It looks like you are getting a better deal though, so I may have to switch over.

I have some shares of the J purchased in my ira in Dec. and Feb. I may add more, this time in my taxable account, presuming a capital gain if the oversize yield should drop.

Where is your valuation for FR squarefootage coming from? Citigroup REIT report seems to indicate that FR stock trades at a premium to NAV. Since FR stock is only ma miniscule slice of the EV that does not seem to imply a huge margin of safety for FR-XX preferred since they come next in the capital structure. I agree that short term maturities are doable (assuming no nasty surprises from the joint ventures) but I do no think that FR preferred a low risk by any means.

FR-J. EKS, I liked your analysis/conclusion. Still am waiting to get a fill to up my position with a buy in the $10 range (which I placed after your post). Doesn't now look like that will happen with the stock $12+
