That's one of several criteria. MN's climate, of course, rates the state near the bottom in that category. However, its ratings in other categories makes up for the climate deficit.

We had to pad our rehab budgets to account for theft and kickbacks.......esp in the Houston area.

None of that happens elsewhere? Baloney.


Not as much as you seem to think.

If anything, rehabs of property ought to be cheaper here. The property sure is. Labors not high compared to blue states. Kickbacks? To who and for what? The fewer land use restrictions (Houston has no zoning) the less corruption in this area simply because there are fewer people to get approvals.

In Houston, the climate is killer to buildings.......between the termites, the humidity, the bayous, the rainfall and the swampy soil, maintenance costs are very high.
