I am mostly finding distressed deals with good equity going in as I had been doing for 14 years before that stupid bubble went crazy in 2004. It could be a house, condo, modular home or land.. Some require major repair, some just a little tlc, clear title problems ect.. Most everything (other than high end of course) now would generate very nice cash flow, incredible IRR on long term holds. I've never seen as much opportunity for the savy investor in my adult life as today.. So many ways to skin the cat IMHO but when a longer term stable economy, inflation and appreciation take hold again will modify things a bit to traditional holds..
