Discounting paper sure is another avenue. Also terms deals on unfinanceable mobiles payments $300/month+ get back your cash investment within 18 months. Might also work for condos or sf in rougher hoods when your buy point is low enough. So many have bad credit and need places to live or start again and will put in the sweat equity to be given another chance at homeownership. All you really need is one method. I don't go crazy but put in the time on what I know best.
