Do you see any evidence of distribution? This sure *feels* like a distributive topping formation as the first few cracks appear and then the get painted over by a green tape....

In Real Estate There is a full blown buyers panic in the "entry level" (ie. $400K and under...) market in the SF Bay Area. most first time buyers afraid they are missing the boat on both price and rates. Inventory dried up in April and it has been off to the races ever since

I'm always leary of booms that originate from the low end

I was hoping a stock market correction would provide a nice pop in bond funds to sell into, before the deficit tsunami hits in 2010+
