yes, a good attitude toward house of main residence, as it is absolutely not an investment, but almost distilled consumption

and, specifically

Tax rate is $0.92 per $100 assessed value, which pays for nice roads, nice libraries, nice schools, and real estate tax is still deductible

... ouch, as in outrageously expensive if assessed value is any significant % of any recent transaction values. suggest audit book of tax collector, because a lot of someones must be skimming.

I like my neighborhood and my neighbors. My residential taxes are $1.50 per $100 assessed value. No state income tax, no sales tax, and we're getting a $1,300/person dividend this year. Mortgage paid off, and I'm sanguine about a potential 40% decline in valuation.

More signs lately that Alaska economy is headed down, about where the lower 48 was in 2007. City budget in bad shape, forcing deep cuts. Alaska Railroad laying of 20% of staff. Air cargo and tourism crushed. More houses popping up for sale in my neighborhood, languishing on the market, folks too hopeful to cut price and sell before it's too late. Thankfully the state government is still holding up pretty well thanks to large budget reserve and stable oil prices.

Oh yes, the fall scenery is beautiful... ;)
