One factor you have to take into account when looking at the disproportional rise in home prices is that the house size has also gone up substantially. The average size of homes have increased at least 30-50% in the last 30 years. So, some of that price increase is justified - if there is anyone to buy them.

In my area the average size of new homes decreased YoY this year for the first time ever.
