Yes I agree... I'm amazed at my neighbourhood.. selling like hotcakes.. 600-700K.. not mine.. estimate about 420K for our modest backsplit , my neighbour is an appraiser :o)

I've been mortgage free for a few years.. I was quite anal about paying it down fast.. weekly pay, regularly up the payments.. all that jazz you know about also.. I look at the home as insurance... not an investment.. Could be an investment at some point.. but that is not the strategy..only gravy if I change lifestyle near a market peak.. I'd be screwed if that was my primary savings..

Like I posted to Sultan.. Garth can be a flake at times but in my experience he understands Canadian real estate and demographics very well..
