that is incredible if true. it was so obvious.

so obvious that Silicon Investor has had this RE cr*sh thread for over eight years.

otoh, while 99 out of 100 participants in this thread did see the cr*sh coming, how many actually made money on it?

it wasn't the easiest thing to make money off of. that's where i think it is meaningful to say it is difficult to beat the markets: even if you know what is going to happen, you don't know when, or what the best way to play it is going to be. buying poots on FNM in 2003 would not have worked out so well. hell, i bought poots in 2007 on FNM, FRE, DSL, and FED that all went to money heaven.
