And btw, the FLA market is turning whether you yahoos know it or not. Maybe. The demographics are good but the rea;ity is that we have a reverse flow of people moving in... first time in maybe a century. What does tomorrow bring? Who knows. Ultimately, outmigration won't be the determinant. CA has had outmigration for most of the past 20 years and its prices keep going up and then falling again and then going up again. The key is family formation and second home purchases. There are still the snow birds and the Euros who want to winter in sunny, orangey, walk friendly Florida! <g>
