They aren't sitting on the sidelines, champing at the bit, just waiting for the Los Angeles City council to create an opening for them by forbidding McDonald's from opening another franchise. If they aren't locating in South Los Angeles, it's because their market research has concluded it's not a good idea. I love the assumption you frigging morons make that private industry knows exactly the score and the rest of the world doesn't. The truth is that South Central is devoid of a lot of businesses that are normally found in other parts of LA. For an example, for years, the area had no supermarkets. Why? Because supermarket owners told us that supermarkets have low margins and couldn't afford to do business in bad neighborhoods. Insurance rates and pilfering would kill the margins. Well a couple of years before I left LA, a minority owner of a small supermarket chain set up some stores with the strong encouragement by city gov't. Turns out the stores were as lucrative as those in other parts of the city......lower real state taxes and rentals offset the higher insurance. And there wasn't a lot of pilfering. Suddenly, every supermarket chain in LA wanted to move into the area. From what I understand, the area now has a healthy congregation of supermarkets where it had none. Over and over in real estate, I was lectured by the 'pros' not to do something. I would listen and when it didn't make sense, I would go ahead and do it. One of the things they would tell me was that mixed use projects wouldn't pencil. Their arguments didn't make sense. So I went ahead and did a mixed use project.......it was very successful. When I got to Seattle there were successful mixed projects everywhere. Now I understand mixed projects are becoming the norm in LA. So please........most capitalists are Rs.....they have no vision or imagination so I wouldn't pay too much attention to what they have to say. Think GM in Detroit! Oh.....one last thing........90% of South Central is in the county, not the city. Maybe that's why the council is calling the city portion South Los Angeles instead of South Central. Its where USC is.......the campus of a lot of rich white kids. Brings into question exactly how informed the author is who wrote this POS article.
