For every couple trapped by debt, there is a young couple that has been saving and they are seeing real estate value like never before.>

Demographics is unfavorable. The baby boomers retire at the rate of 4 million a year, beginning next year. The younger generation with approximately the same number (4 million a year)arrives in job market in 2012. The younger couples typically buy houses when they are around 30. Means we are about 8-10 years away from housing boom.

Just rough back of the envelope calculations... seem to work better than fancy models if the right parameters are considered.
