That's not entirely true.

Not sure in your neighborhood.

As I drive around Houston there are many closed dealerships.

We built a new dealership in one of our locations and carried the old dealership as surplus property for several years.

Barely had a bite of interest,for quite a while - years.

Then a Nigerian Doctor gave us a bid and it allowed us to recover our investment - far below what our new facility cost.

Replacement value does have some kind of an impact on resale values - I've learned.

That being said it took a paradigm shift in thinking, as to how this old facility could be utilized and turned into a productive asset.

It took a doctor, who turned our showroom into a customer waiting lounge and our business offices into Doctor's rooms.

For us it represented a paradigm shift of facility utilization.

This occurred over 5 years ago.

Now there is a large/huge supply of similar buildings that are shuttered and there is also a huge need for new concepts of retail marketing - one of which is medical care!

It all deals with "out of the box thinking"
- THAT IS SOMETHING I CAN ACT ON !!.

I'm trying to excite similar thoughts and paradigm shifts that surpass my traditional blinders with in the quite brilliant population that reads this thread.

What do you see as reatil endeavors that will have demand in the future, that could fit within the now over 3000 shuttered car dealerships?

Surely we can see applications as cleverly as these Nigerian Doctors did in a small non metropolitan market.

Quite to the contrary - I believe each of us could very well act on the CRE demise, by putting to utilization a type of retail facility that has been devastated in almost every community,into a new application.

If one could see a national chain application - you'd make more than the man who created Holiday Inn.

Worthy of pondering I propose.
