Unless state/federal governments take to tinkering with the tax code regarding non-owner occupied RE. Its always possible that some bright light decides that is a "better" way to expand the ownership society than cheap money.

To me the smart money that is willing and able would be controlling distressed cash flowing real assets dirt cheap and locking in once in a lifetime interest rates building market share as his weaker competitors disappear.
