Its good to hear. While things are stabilizing, it will be a while before things begin to improve. Things have been stabilizing for most of the year here in Seattle but we have yet to see any glimmer of price appreciation. My take on local conditions is that sellers have finally seen reality and are pricing their homes to the market, and they are selling. But it's a hell of a reverse sticker shock... prices have sure come down. Like 40%-45% from the peak. On paper I lost well north of $200K... but my mortgage balance is less than 20K so I can't complain when lots of people are way under water.
