'if you are lucky enough to find a tenant' Merced is not commutable to a large city, plus the level of education and demographics would be red flags. Plus are there large developeable parcels of land with utilities nearby that a national production builder can get their hands on because they can built dirt cheap but still nothing near that price of $99k. I have never been there so throwing the caution signs out. It is a nice house though... the perfect size and age to rent long term.
