That's a GREAT speech by Rubin. Even if you don't accept ALL of his premises, you can still learn a lot from it.

He makes some good points.. but some wrong conclusions also IMO.. For example .. the suburbs won't die.. but the commute will ... The demographic shift in Toronto is blatantly evident.. old move in.. business moving out... Watch more schools close... lots more...

I don't think the world will be as small as thinks.. but he makes a good point on changing quality of life..

He's desperate on his oil call..
