NYC and DC didn't experience the degree of pain most of the rest of the country felt in recent years. It will be interesting to see if NYC and other still overpriced gateway cities drop a bit more in coming years. The timeline of the last housing bust 1986-96 had NYC as a late stage bust market, Florida had completed it's down cycle before 1990 as has had Texas and the oil patch. Now much of the country is an even greater bargain than in 1990 when you consider where interest rates are plus costs to construct as well as wages and rents.
