Prices for Ag land around Hilo have certainly dropped considerably from the highs. Quite a bit is available in the $5K-10K/acre range, while there are still plenty who think they can get $25K/acre but I don't see those selling. Stuff moves when wacked to $2K-3K/acre. Some properties I've been watching have had the prices dropped every couple of months.

There are of course various issues, the main one being soil quality. South & east of Hilo is thinner soil on lava (plus more lava flow danger) while to the west & north its better soil and less current danger. The prices reflect that.

So far the prices are still declining for this land type. Don't follow housing so can't say there.
