I'm only looking at 30+ acres. Indeed, there is a very substantial premium if viewed as $/acre on 5ac lots basically reflecting its a building site. I'd prefer low elevation and higher temps, but the cheaper stuff is in the 1500-2000'ft range which is definitely cooler. The most tempting ones I've seen so far are down around 800-1300'ft and costing close to $10K/acre, but at least northwest of Hilo. Cheaper stuff in the various Olaa reservation areas, but that is generally higher elevation and quite shallow soils. If you go down towards Mt. View stuff has sold there recently under <2K/acre (100 acres sizes), but the "soil" is headed towards crushed lava there, and the elevations are even higher. Not to mention more lava flow risk.

Interestingly the prices on the northwest side of Maui for 50 acres sizes is getting down in price as well, but I've not followed that much so don't know the history. I wish you could get similar deals in Kauai, but everything there is out of sight.
