"You are going to have to wait a few months to get 10 year maturities a 5% especially with the 10 year Ts a 4%. But 4% Munis should be here shortly. I have been seeing 20-30 year Cal tax Free Munis just over 5%."

20-30yr you get 5.5+ easy. 6% for mello/1915 or TAB Just bot some 10 yr health/go lompocs @ 5%. VERY small pieces. Ive been getting 4% for less than 10 yrs now (for the last 6 months), but its painstaking to cobble together. outside od CA is tough. Even if tsy starts upward, I dont think munis move lock step. As people get more confident of the economy, they will get ok with states, Tax rates increase, people will see value. I Think you need to see closer to 5% tsy to get appreciable move in muni rates.

Its getting crowded in here, My expecation will be these all get called over the next couple of years. In 5 years I betting I lock in noncalls 30 yrs.
