Your property tax calculation might be outdated. For a USD $1 million property, the latest tax is probably in the range of $4k to $4.5k, so advantage HK. But it is a minimal amount, given value. A historic more or less 5,000 sq. ft. property in one of two beautiful neighborhoods is a very good real estate deal.

Lots of Hollywood and music industry types agree. If I had stayed in my old Garden District home, Sandra Bullock would have been my next door neighbor, and I do literally mean next door.

I'll never forget the party Trent Reznor (Nine Inch Nails) gave for his neighbors one Christmas. In terms of extravagance, it was way over the top. He had at least $25K in beautiful roses scattered all over the place, alternating entertainment (chamber music, jazz, flamenco, etc.). It was unbelievable. John Goodman now owns Reznor's house.
