>>> in the mean time those people are hiding assets for when they go bankrupt.<<<

What is the legal time before filing BK that you can stash an asset?? About a year or more I should think. No doubt that Obama will shorten that period to a few weeks due to the dire economic circumstances - to go along with principle reduction.

What is the respectable time to stash an asset before filing?? Hard to say. It used to be forever...one simply didn't file BK. Unthinkable. Shameful. However in this morally vacuous strategic default climate, I would think two months. Strike that. I bet it has become sport. If you hide before you file, then you are probably considered a coward. Besides. Where are the enforcement personnel to track all of those squirreled asset nuts? Oh. I know. They will be available as soon as the census is over.

I fear what happens to appreciation rates when all this shadow inventory gets absorbed if the economy is humming and rates remain so low.

Not on topic for this board but might want to be heavily invested with cash flowing RE in the big bust markets leveraged with generational low cost of capital before the turn as the ultimate protector of purchasing power... Watch what happens overseas as they unwind multiple RE bubbles from China to Canada to SoAmerica as well as the price of gold for additional clues...
