Up here and in most places, land and site prep is about a 1/3, materials are about a 1/3 and labor a 1/3.

In the midwest land prices are increasing due to the rising cost of soft commodities. The middle class and construction jobs have been decimated over the last 30 years.

The one thing the US has more than anyone else is that we are the bread basket of the world. As energy prices rise and food demand increases, we have a great capacity to increase our agricultural exports.

So I expect land prices to rise as we expand food and energy production.
