How long has it been on the market and how many showings have you had? How many open houses? Is the house empty.....or do you have furniture in it? Its a townhouse right? How big is the development? How many townhouses in that development are for sale? How many have sold in the last six months and what were the prices? I know its a hassle being 500 miles away but if you haven't asked these questions, then you need to. Its important you be proactive and ride your agent...esp. in a weak market.

In addition, what I am seeing is that things slacked off after May when the tax credit went away and inventory began to build again. But in the last month, sales have started picking up again. That's in general....not necessarily specific to the OC market.
