We were in the 70's here last night; it was very pleasant for patio sitting.

Right now, I think you'd be better renting anywhere for a year and half or even 2 years ... they keep talking about "flat prices"; sorry, that's the slippery slope of hope -- with inventory piling up, it would take heckuva another government giveaway to keep them flat into next year, imo.
