OK, normally i would post this on patron's but you need cheering up. -g- story 1 today. My 3rd agent is getting an Obama HAMP loan mod at 2% for 5 years then fixed at 3% thereafter for ever. her loan and penalties is over 500k. She doesn't even have a job. She can rent out the downstairs unit to cover the payment and live in the 3/2 upstairs for just taxes and share of utilities. I told her I knew you had a job and pay taxes so she sends along a big A---lo---ha! Story 2 today Friend's brother had 14 four plexes in carson City. Quit making payments couple years ago and has just collected rent. 6 months ago the bank finally took 10 of them back. Now the recourse period of 6 months is up so the bank has no recourse on those 10. He asked his atty what was happening with the other 4. Turns out his bank has just been shredding docs for awhile now and apparently shredded those 4 homes. So now he owns 4 four plexes that have recorded liens but no paperwork to back them up so bank can't do anything. His buddy was underwater too and he went in and refi-ed 18 months ago and pulled 250k out of his primary home and bought gold. he thought the bank would foreclose but his paperwork got sliced and diced too. So he can live in or rent that home for the rest of his life. Just can't sell. His gold went up 50% ... Nice to know extend and pretend is now shred and forget.
