Wow. To keep those prices, there need to be lots of people who at least THINK they need to be on Hong Kong Island. Video conferencing and iPads will make some of the proximity less important, but the belief in needing to be right on the island and close to CBD 24/7 can persist for many years. We can bet that a large percentage of the people who feel they need to be in the middle all the time spend about 1/3 of their working time on airplanes or in distant places. They manage much of their business by electronic means already. A 35 minute commute each way each day would not kill them.
