player tj: horrible and deflationary news just in, the real estate 'club' which i had invested in as l.p. since 2001 plans to hold sales preview of earlier mentioned gramercy on caine road this coming thursday, but management tested the market this past friday.

while the real estate agents drummed up sales for the entire 106 apartments with no particular but some sort of open views, and management had to beat back the eager buyers by limiting them to 70 apartments for sale/purchase, average price achieved is hkd 19,500+ psf (usd 2,500), booking profit of hkd 1 bil plus, and holding 36 apartments open for coming pre-view.

all very disappointing and extremely worrying, as hkd 20k psf was not achieved. just terrible, but ok given that we are in a very strange depression.

am wondering whether to re-value the pint-sized ocean view holdings of the company gold bunker that i manage at the hkd 19,500, or attempt to upgrade and raise yield to 3.5% based on the 19.5k denominator, or just sell out per relative value play.

For the price of your tiny boxes in HK, you can have a few of these estate homes in pretigious Rancho Sante Fe. The lot size is not included but I think it is around 2.5 ac. This beautiful 6600 sq ft home was sold back in 1999 for $1.78 million.
