but Brian Buffini today in his Success Seminar stated that he believes we are 18 months from a housing shortage. Here are his 4 big reasons why:

1) There are 80 million ECHO Boomers entering buying age. The average age of new home buyers is 31. They are the dominant force in today's market. ECHO Boomers are 18-31, so a groundswell of buyers 50% larger in group size than the original baby boomers.

2) People are living longer, so they need housing longer

3) Immigration into the country is still occurring

4) We are way behind, due to financing, on new housing starts

He believes that these facts, all taken together, will mean a housing shortage in 18 months.

So what are your thoughts? It's difficult to smell that in the air with how hesitant buyers are currently in San Diego, but a lot of that makes sense. And I also trust him, so tough to balance the investor side of me with the REALTOR side of me.'
