Half that. Its an older house on 3 acres, with water rights. But Ag land around here is what has inflated significantly. I bought my farm 18 years ago, the land was valued at about 1.5K/acre (with water rights) now its between 10-20K/acre. Largely due to figuring out that wine grapes can grow here (and everywhere else it appears!).
