Yes. HOA's insolvent as everybody bought into the conversion at bubble prices with exotic loans so they bailed on HOA dues a long time ago. Next to impossible to get conventional financing either. Usually all cash buyers down here now.. We appear to have turned a bunch of them over my guess we are 40-50% through still leaves a few more years to go.
