When tourist and resort areas decline, often because of the general economy, they need to bounce back within a few years or risk long term decline from deferred maintenance, decline and mobility of the skilled work force (the really good cooks, etc.)

A newer place then becomes the new place to be, and the old resort area becomes less fashionable....

Examples include Miami beach, which had a LONG decline, eclipsed by Fort Lauderdale and then Boca Raton. After being on the bottom a long time, Miami came back - but it required huge investments and a lot of effort by many talented people. Now Fort Lauderdale has been in a long decline, except the area near Los Osos Blvd.

Palm Beach has been one of the few areas that has remained pretty consistently fashionable, because the rich OWNED houses there. However, note that the Worth Avenue shopping district has had some ups and downs over the years.

It looks like you are diversifying over a wide geography, which is good.
