He acknowledged that the price of the homes he now sells average $165,000, a 50 percent drop from 2005. But he said that's because higher-end homes are taking longer to sell.

Part of the decline is due to the above.....higher end homes are not selling which skews the median down. Why aren't higher end buyers not in the market? Do you know?

Builders must have badly overbuilt ALL markets in the states......I knew that was true in Miami but I didn't realize it was true all over the state. Its as if the banks, builders and gov't agencies were in collusion......it seems none of them made any effort to stop the overbuilding.

Let me ask you something.......what's the quality of life in FLA these days? I am not talking about economic development........but rather daily living. Has something changed dramatically in the last few years to make FLA an unpleasant place to live? Did that series of hurricanes a few years back scare people off?

Something is very off balance......its like S. CA during the early 90s. Up until the late 80s, S. CA was booming. Builders were building 50K units each year and the market was absorbing them readily. Vacancies rates were low and in migration was steady.

Then in the early 90s the bottom dropped out.......HW Bush defense cutbacks killed the S CA economy. And the area has never come back. In migration turned into out migration and its remained that way to this day. And the reason being the quality of life during the 80s had deteriorated due to Prop 13 and the environmental degradation that was happening with the air. Is something similar happening to FLA?
