Terry: You know "Manuel" don't you? He is that guy who writes thick books on every subject under the sun. His sister was in several movies! In all seriousness, the PSA is important, but it is also standard. Meaning that execution of such an agreement seemingly should have taken place a long time ago. I see no reason (unless the JV is only waiting on the PSA - doubtful) that it would drive this stock in the slightest. It's the lack of a PSA to begin with that concerns me. Wade
