I paid my home in 11 years.. with accelerated payment techniques.. I had a ton of equity in my first home after 7-8 years so had a BIG down payment.. for number 2...

Then again just 2-3% rate increase can be devastating..

as to the betting... variables are typically only 6 month term.. so when rates rise... only the stupid and lazy get farked :O) Buy within one's means :O)

I would also say... agent said Oh debt ratio with mortgage can be 35-40%... I said NO .. less than 25% MAX..
