"it doesn't get much better than being an insider investing in AZ real estate these days."

Insider in AZ real estate? Me, or you? If you mean me, I have that background, but I've been telling people since before the crash began, don't buy now. I still feel that, though my best friend just bought a second home in Overguard as an escape from the Valley for the summer. Plenty of very distressed real estate up in Rim Country - better bargains there than here in the Valley. The cycles always work that way for vacation home communities - i.e., worst hit when times get bad.
